Planning approval has been obtained on behalf of X1 Developments for a residential-led, mixed-use scheme on a brownfield site at Hunslet Road, to the south of Leeds City Centre.
The proposal is for 928 apartments, ancillary ground floor commercial uses, car parking and public realm set over 5 buildings of 2-20 storeys, including demolition of existing vacant buildings on site. It will create a vibrant and sustainable neighbourhood in a landscaped setting, providing high quality and varied housing for the South Bank.
The layout has been heavily influenced by the site’s immediate setting and local context and takes into consideration the unique constraints and attributes of the site. Defined by 5 separate buildings, set within a varied public landscape, it provides a permeable urban grain. Each block is bespoke in layout and form, responding to the specific part of the site in which it is located. Pedestrian and shared surface routes radiate out of each of the central squares providing connections with each other and the surrounding (existing and proposed) streets. Careful consideration has been given to providing articulation and natural surveillance along all elevations and routes to create a safe pedestrian environment.
The design rationale is the creation of a simple and harmonious set of buildings with a robust, hard wearing, high quality set of materials that will age gracefully and which feel appropriate to the wider context.
